يطلق على الاستثمار في العقار مصطلح “الاستثمار في الذهب البناء”، فيما يشير البعض الآخر إليه بمصطلح “الاستثمار في الزمن”.
فهل يعتبر الاستثمار العقاري استثماراً مضموناً؟ أم أنه استثمار كأي نوع من الاستثمارات؟
يشير الكثير من الخبراء إلى أنه لا يوجد ما يسمى بالفشل في مسألة الاستثمار في العقار، ويرجحون ذلك إلى العديد من الأسباب أهمها:
أن أسعار العقارات ترتفع في الغالب بنسب مضطردة مع الزمن.
الطلب على العقارات يتزايد بشكل طردي مع الزيادة السكانية.
أن الإقبال على العقارات آخذ في الارتفاع بسبب الانفتاح التجاري وارتفاع وتيرة الأعمال.
العائد على العقارات يرتفع مع مرور الزمن بسبب القدرة على تغطية تكاليفه التأسيسية في فترة محددة.
أن الاستثمار في العقار لا يحتاج إلى الكثير من الخبرة وتحديدا من قبل الأفراد، ولكن الميزة الأخيرة بحاجة إلى شرح ومثال حيّ سنسرده هنا.
إن مسألة الاستثمار العقاري أو الاستثمار في العقار أمرٌ لابد من أن تحكمه قواعدٌ محددة وأن يتم بعد دراسة وتأنٍ كافيين، أما فيما يتعلق بالأنواع الرئيسية للاستثمار فلابد من الانتباه إلى أن الاستثمار في العقار ينقسم إلى نوعين اثنين يشبه كل واحدٍ منهم الآخر، فهناك استثمار عقاري طويل الأجل بهدف امتلاك الأراضي والوحدات السكنية أو التجارية ذات المستقبل الواعد.
وهناك استثمار عقاري قصير الأجل بهدف امتلاك عقار ذي وضع مميز وبيعه بعد فترة قصيرة أو بعد إدخال بعض التحسينات عليه، ويطلق البعض على النوع الأول من الاستثمار في العقار بأنه استثمار بحت تحكمه قواعد الاستثمار، فيما يُنظر إلى النوع الآخر بأنه شكل من أشكال المضاربة الاستثمارية.
إن إدراك الفرق بين النوعين من الاستثمارات العقارية، يدفع إلى معرفة القاعدة العامة بأن الاستثمار بهدف الاستثمار سيكون أجدى من الاستثمار بهدف المضاربة، وذلك لأن الاستثمار لفترة أطول ستتيح السير في سلسلة زمنية تتيح في الغالب حدوث ارتفاعات كبيرة على العقار، فيما سيتضاءل الربح في النوع الثاني بسبب عدم إتاحة الفرصة لارتفاعات العقارات بالشكل الطبيعي، إضافة إلى التكاليف التي سيتكبدها المستثمر في إضافة التكاليف على العقار بهدف تحسينه وترويجه.
وقد ازدادت سهولة شراء العقار بهدف الاستثمار أو الاستخدام، وذلك في ظل الثورة التكنولوجية وعالم الإنترنت.
ومن هذه المواقع التي تتيح فرصة الاستثمار في العقارات جذب انتباهنا موقع عقاري متميز في مصر، وهو موقع سيليست عقارات، والذي تأسس عام 2000، وبالرجوع إلى هذا موقع هذه الشركة، فإنه يمكننا ملاحظة عدة مشاريع من تنفيذ سيليست من أهمهما: ماهيكا وروميل وريف وجاردينيا والنرجس والنخيل.

المشاريع القائمة والتي يمكن للمستثمر زيارتها والتأكد من جودة العقار المنوي الاستثمار فيه.
زيادة الإطلاع على مختلف العقارات بدلا من الاقتصار على عقار معين دون آخر.
صفة الرسمية التي يضفيها المشروع على نفسه مما يزيد من الثقة والمصداقية وقانونية التعاطي في عمليات البيع والشراء.
